About the Client


Broadwater Technologies Ltd. provides specialist water treatment solutions across the UK for a variety of industries. With a team of engineers, consultants and support staff, the company is all about providing innovative, top-quality solutions and they wanted their office space to reflect that same level of professionalism and forward-thinking.


The Challenge

Broadwater’s office interior at Tortworth Business Park had become outdated and wasn’t really working for them anymore. The space felt cramped, with poor flow, not enough natural light and limited areas for collaboration. Staff were finding it tough to stay productive in such a dull, cluttered office environment. As the team grew, it was clear they needed a more flexible, modern space that would help them thrive both now and for the future.


The Solution

We teamed up with Commercial Interior Designer Andrew Kidd to completely redesign the company's office interior. Our goal was to make the most of the space and create a work environment that would be functional, inspiring as well as aligned with Broadwater’s values.

Some of the key changes we made included:

  • Opening up the space to let in more natural light and create a more inviting atmosphere

  • Creating flexible work zones, including areas for collaboration, quiet zones for focused work and comfy breakout spaces

  • Adding fresh, modern finishes that feel professional but welcoming

  • Incorporating subtle branding elements to give the space a clear sense of identity without going overboard

The design also takes employee wellbeing into account, with ergonomic furniture and a touch of greenery to make the office feel comfortable and energising.

The new space is not just functional, it’s a place where Broadwater’s team can collaborate, focus and feel inspired. It’s a modern, dynamic environment that’s perfectly suited to the company’s needs today and as they continue to grow, it will support them every step of the way.

To supply and fit a new premises with a cost efficient and effective LED warehouse lighting system to a specification provided.

WHAT WE SUGGESTED

We suggested a controlled option that would allow the customer to effectively use their warehouse lighting with features like:

Better safety – fittings able to be set to dim to 10% (for example) when no one is detected after a period of time, then go completely off after a further 15 minutes or so. This avoids fittings regularly going on or off creating a strobe effect.

Further savings – fittings can be grouped so specific areas could always underrun e.g. full output set to 70% (reducing the wattage and pro-longing the life of the fittings) and then dim when no occupancy is detected.

More flexibility – should any areas change use at a later date, instead of re-wiring the fittings you can programme them from the ground to accommodate the change i.e. grouping (info below)

Grouping – the Wi-Fi link allowing grouping means you can link the fittings together without the need for additional wiring. For example if you walk into an aisle and want all the lights within the aisle to turn on you can link the first fitting in the rack to the others, as soon as movement from the first fitting is detected it tells the other fittings to come on. Going back to the previous bullet point (flexibility) all of this can be adjusted/changed from ground level. Access equipment is a thing of the past.

Information – The Wi-Fi link can send back data giving a warehouse manager maximum knowledge over the space i.e. areas which are most/least occupied, savings per area etc.
Daylight harvesting – because each sensor can detect daylight, the fittings can be set to automatically dim and maintain a specified light level depending on the amount of daylight in the building. This maximises energy savings.

PRODUCTS USED

A mix of Phillips 17,000Lm high bay fittings and 25,000Lm high bay fittings were used.

  • These fittings come with optics directing the light where it is required and come with a 5 year manufacturer’s warranty.
  • Each fitting has its own occupancy sensor but each sensor also detects daylight.
  • This product is WI-FI controlled offering much more flexibility over the space.
  • Unlike option 1 these fittings are dimmable and because of the Wi-Fi link you are able to group fittings together.

The Brief

Complete warehouse fit out including pallet racking, a jumbo stud party wall, warehouse office complete in line with building control requirements and economic LED lighting system to both warehouse and office.

Efficient LED Lighting

  • 3 options were provided; Economic, Linear and Professional.
  • The client opted for LED Highbay Lighting in the warehouse with LED 600×600 panels fitted within a self supporting ceiling for the office.
  • All emergency lighting also included.

Warehouse Office

Working closely with the architects involved on this project BSE UK designed a warehouse office in line with the building control requirements. This included:

  • Stud partition walls
  • Windows
  • Suspended ceiling
  • Office lighting
  • Carpet and vinyl flooring
  • Fire doors

  • Fire Resistance: 60 mins
  • Acoustic Rating: 54dB
  • Robust rating: Extreme
  • Built to a maximum height of 9000mm
  • Approved under ETA 03/0050, classified as Euroclass A2, certified as Class 0 surface spread of flame.
