Mezzanine Floor and Office Fit Out for a Global Financial Institution in Central London

Client Background: BSE UK, a leading provider of bespoke workplace solutions, was approached by a prestigious global financial institution to address their need for a print room installation within the basement of their central London offices.

Challenges: The client required a comprehensive solution involving the design and installation of a new mezzanine floor along with associated fit-out works. The project was time-sensitive, demanding a swift and efficient one-stop-shop fit-out solution.

Scope of Works:

Mezzanine Floor Installation:

Delivered and installed a 100m2 storage mezzanine floor in the basement of the central London offices.
Implemented 1-hour fire protection measures for the mezzanine floor.

Office Fit Out:

Installed floor coverings in the newly designated office area.
Provided a full design and installation of Mechanical & Electrical (M&E) package, including MVHR system, AC equipment, ductwork, and extraction.
Implemented a new Distribution Board, LED Lighting, and Lighting Control systems.
Installed Small Power, Fire alarm, and data infrastructure with primary containment.
Utilized Double Skin Steel Partitioning to create a print room below the mezzanine floor.

Building Regulations Compliance:

Submitted Building Regulation Application and obtained necessary approvals.
Ensured compliance with all regulatory standards and obtained official sign-off.

Floor Painting and Defined Zones:

Applied 100m2 of floor painting to create well-defined maintenance zones and pedestrian walkways.

Project Management:

Provided full project management services to ensure a seamless and timely execution of the entire project.

Results:

Through collaborative efforts with the client, BSE UK successfully delivered a high-quality mezzanine floor and fit-out solution within the stringent timelines. The project not only met the client's specific requirements but also adhered to all relevant regulations, ensuring a safe and compliant workspace.

Xylem asked BES UK to provide a room within their factory to be used as a training centre, the room needs to significantly reduce noise levels of the factory in order to provide a classroom environment. Double doors will need to be fitted to the room for machinery to be moved in and out for training purposes. The room is to be fitted with a ceiling, with LED lights susceptible for a working environment and an air conditioning unit. There will also be various electrical points in the room.

PRODUCTS USED

1 – Run 5.70m long all solid/glass/solid panels with a double side hung door module 2.0m high x 1.8m wide with vision panels.

Finish: powder coated light grey, sandstone or white

The runs form a 4 sided enclosure with a self-supported white faced fissured minaboard ceiling & insulation quilt over the area

Lighting – On/Off Fittings

· 12 X LED panels to achieve above 500 lux average desk height

· 1 x Pir for on off

· 2 x emergency open area LED fitting

Distribution Board

· Install new 3 phase distribution board to rear wall

· Supply to lighting

· Supply to power

· Supply to 32amp 3phase and Neutral isolator and outlet

· Supply to aircon and ventillation

Air Conditioning Unit

· 5 KW Daikin fully flat Cassette

· Daikin Vam 250 Ventilation heat recovery unit

Dexion Mobile Shelving and Racking in Essex

Initial brief

BSE UK were invited in to this site in Essex by an existing customer after completing succesful projects at numerous sites across the UK. With a limited area for small parts storage, a mobile shelving system was chosen as the optimum solution.

Dexion P90+ Pallet Racking was also installed for storage of heavy motors. The racking was fitted with heavy duty steel decking panels to enable storage of motors that vary in weight and size. To improve ergonomc performance and a great health and safety feature is the introduction of Dexion Pull Out Units that enable low level pallets to be pulled out and picked from safely.
